We would be the responsible party for managing your Premises , an initial survey is required .

This is known as a 'management survey'. The aim is to produce an 'asbestos register' which says where asbestos is located or where there might be asbestos.

 

Once This has Been Done an on going Management plan  must be put in place , this is administered and controlled by a named duty holder , we can act as this duty holder for you on an annual contractual basis . We would be reponsible for controlling your site if tradesman visit to do works and making sure your staff do not disturb identified asbestos locations .

 

An example of pricing is an average shop on the ground floor only would be £350.00 for an initial survey and £30.00 per month management fee , also any interim visits needed are priced at £100.00 per visit (  not lasting more than one hour )

 

Asbestos Surveys and Management Plans are now required for all Non Domestic Premises ,  Communal areas of Apartment Blocks and HMO Communal  areas in the United Kingdom , non compliance can result in hefty fines as all works must be relayed to the H.S.E who are made aware of all circumstances .

Electrical Installation Condition Reports in the United Kingdom , An Electrical Installation Condition Report (EICR), until recently called a Periodic Inspection Report (PIR), is a detailed electrical inspection service comprising of an in-depth examination of a property’s electrical installation. The purpose of periodic inspection and testing is to provide an engineering view on whether or not the installation is in a satisfactory condition where it can continue to be used safely. A detailed visual examination of the installation is required , together with appropriate testing procedures to ensure a full Electrical Installation Condition Report is issued to the person ordering the work.

The inspector will consider the following:- Approximate age and probable condition of the electrical installation Type and usage of the installation thereof Ambient environmental conditions The apparent effectiveness of ongoing maintenance, if any Period of time elapsed since previous inspection/testing The size of the installation Consultation with the installation owner The quality of records available such as, electrical installation certificates, minor works certificates, previous periodic inspection reports, maintenance records, site plans/drawings and data sheets relating to the installed equipment. Testing of the Electrical Installation The tests considered appropriate by the person carrying out the inspection should be carried out in accordance with the recommendations set out in Guidance Note 3: Inspection and Testing: Table 3.4 and considering sections 3.8.1 to 3.8.4, 18th Edition IET Wiring Regulations BS 7671:2018 incorporating amendment number 1:2018. The inspector will need to release a number of items for inspection and may under some conditions to be inspected while the circuit remains live. This should be carried out with great care and the following should be considered during this process:- SI 2002 No. 2665 – Electricity Safety, Quality and Continuity Regulations 2002 (as amended). Electricity at Work Regulations 1989, Regulation 4 and Memorandum of Guidance (HSR 25) published by HSE. Final Verification & Certification Once the inspection and testing procedures are complete the inspector will carry out the final verification and complete the certification process. The inspector will need to carry out a final check on the electrical installation to make sure everything has been re-instated to its original condition, or in some cases if live parts are exposed and danger is present, this has to be actioned immediately to correct what is wrong . Are you at risk of Prosecution ? The Regulatory Reform (Fire Safety) Order 2005 means that it is now compulsory for all Businesses and Landlords to conduct a suitable and sufficient fire risk assessment of all premises and parts of premises.The order came into force on 1st October 2006 and consolidates and supersedes all previous fire safety regulations, meaning fire certificates are no longer issued (except in certain high risk establishments) or accepted as proof of fire safety compliance.The aim of the new regulations is to create a simpler system that makes it easier for people to understand what is expected of them, and to place the emphasis on fire prevention through risk assessment.

There are very few exceptions to the new legislation, and you must ensure that your premises have a fully comprehensive and up-to-date fire risk assessment in place if you:

are an employer (with business premises)

are responsible for a business premises

have a business based in a licensed property

are a contractor with control over a business premises

are running indoor or outdoor events

are self-employed

The new fire safety regulations are self-regulatory which means that it is solely the responsibility of the person responsible for the premises to ensure that a fire safety risk assessment is in place and that reasonable steps are taken to reduce or remove risk. There is no longer a policing authority but if there is a fire in your premises and you are found to be negligent or non-compliant with regard to fire safety risk assessment, you will be prosecuted. You could be deemed directly responsible for complying with this legislation if you are: an employer self-employed with business premises a person with control over a business premises a landlord.
